We offer a full range of property management services. This may include marketing and leasing, vetting tenants for reliability and solvency, accounting and management accounting, inspection and maintenance. Why do I need property management?
Property management takes the weight off your shoulders. We act as a point of contact for tenants, handling payment collection, repairs and maintenance, organize paperwork . This is especially helpful if you do not have previous property experience , or if you are based in the other country.
What does your tenant screening entail?
We verify a tenant’s details and collect valid proof of identification, including passport, visa, check the history of the guest previous bookings.
What happens when a tenant vacates a property?
When a tenant vacates a property, we conduct an assessment of the condition of the property. If the damage is caused by the tenant, then compensation is at his expense. The fact of damage is easily established. Before each arrival of a new guest, we conduct a photo shoot of the object.
How do you handle security deposits?
Most of the time, security deposits are held by us . After a tenant vacates a property, repair costs, if applied, to the tenant are deducted from the security deposit and the balance is refunded accordingly.
Can a property manager help me avoid bad tenants?
Although we cannot guarantee that you will avoid bad tenants, we do our due diligence to significantly reduce the risk. This includes thorough background checks through proper documentation as well as periodic inspections to identify or preempt any bad tenants.
How are rent collection and bills handled?
Rent can be deposited directly into your local Thai bank account 1 time in a month .
What happens if a tenant does damage?
Damages to the property will be deducted from the security deposit. If there is not enough deposit to cover all expenses, guest must add the necessary amount .
If I live in another country, can I receive income from renting out my property to a bank account in my country?
All income for the reporting period, is sent to your account only in a local Thai bank.
What is the procedure for documentation between the customer and the management company?
The contract is concluded in person in our office. If the personal presence of the customer is impossible no need to worry, we can organize it online .
